The best area in Hua Hin depends on one thing: how you want to live day to day. Do you want to walk to cafés and the sea, or trade that for space, quiet and a pool of your own? Hua Hin is small enough that you are never far from anything, so choosing a neighbourhood is about lifestyle, not distance.
We build villas on the west side of Hua Hin, and I have helped a lot of buyers work out where they belong. Here is the honest local rundown of the main areas — the feel of each, who it suits, and roughly what you pay.
How to think about where to live
Three questions sort out most of it. Do you want to be near the beach, or is a private pool enough? Do you want to walk to daily life, or are you happy driving? And what is your budget — because beach-adjacent land carries a premium, while inland areas give you far more home for the money. Once you have those answers, the map gets simple.
The main Hua Hin areas
Central Hua Hin
The town centre puts everything on your doorstep — the night markets, restaurants, the beach, the train station and the energy of the old resort town. It suits people who want convenience and do not mind a busier, denser setting. Condos dominate here; villas are rarer and command a premium.
Khao Takiab
Just south of the centre around Monkey Mountain, Khao Takiab is beach living at a gentler pace — quieter sand, seafood restaurants and small resorts. Popular with those who want the sea close but the crowds thinner. A mix of condos and some villas.
Nong Kae (Soi 94–102)
The most walkable pocket of Hua Hin. Cafés, gyms, the BluPort mall and beach access are all close, so you can live here without leaning on a car. A good middle ground between town convenience and residential calm.
Thap Tai — the west side
Inland and west, Thap Tai is where most of the newer private pool villa communities sit. You trade a beachfront address for larger plots, mountain views, golf on the doorstep and the best value per square metre in Hua Hin. Hin Lek Fai
Hillside, green and quiet, near the golf courses. Lovely views and plenty of space, but you will want your own transport — it is not a walkable area.
Pranburi and Cha-Am
Further south (Pranburi) and just north (Cha-Am), these are quieter, more rural and generally cheaper again. Good for buyers who want peace and nature and do not mind a drive for shopping and nightlife.

My advice: rent before you buy
Whatever your shortlist, rent in it for a few months first. Live a high season and a green season in the area before you commit. The neighbourhood shapes your daily life far more than the floor plan does, and a few months of renting is the cheapest insurance against an expensive mistake.
