About La Felice
La Felice is a private community of 22 luxury pool villas in Hin Lek Fai, one of Hua Hin's most desirable residential areas. Developed by PNP Real Estate Co., Ltd., the development delivers premium-specification homes with private pools, European-grade finishes, smart home security, and fully furnished interiors — all on Chanote title. La Felice is a low-density development of exactly 22 villas across three types:
- Villa Type A — 3 bedrooms, 4×8m pool, from 15.9M THB
- Villa Type B — 3 bedrooms, 4×10m pool, from 19.9M THB (currently sold out)
- Villa Type C — 4 bedrooms, dedicated home office, 4×12m pool, from 25.9M THB

La Felice is developed by PNP Real Estate Co., Ltd., a Hua Hin-based developer led by Ms Nichanum Meesai. The company has a proven record of delivery — the original La Felice project has been completed and its homeowners continue to live there today. Buyers benefit from direct access to the development team throughout the purchase process.


Buying & Ownership
Yes. Foreign buyers can purchase through two well-established structures:
- Thai Company Limited — a Thai-registered company holds the land title, with the foreign buyer as a director with operational control. The most common structure for villa ownership in Thailand.
- Long-term Leasehold (30+30+30) — a 30-year lease registered at the Land Office, with renewal options up to 90 years total. Provides security without company formation.
Regardless of the land structure, the villa building itself can be owned outright in a foreign buyer's name.
La Felice uses a transparent, milestone-based payment structure:
- Reservation Deposit — 100,000–200,000 THB to secure your plot
- 1st Payment (20%) — on signing the Sale & Purchase Agreement
- 2nd Payment (20%) — on completion of foundation post
- 3rd Payment (15%) — on completion of concrete structure
- 4th Payment (15%) — on completion of wall and roof structure
- 5th Payment (15%) — on completion of floor, built-in furniture, window and door frame installation
- Final Payment (15%) — on land title transfer and registration
Owners pay a Common Area Maintenance (CAM) fee covering shared facilities, security, landscaping, twice-weekly pool and garden maintenance, monthly pest control, and daily garbage collection. Utilities are paid directly by each owner. A one-time sinking fund contribution is made at purchase.
La Felice properties are sold with Chanote title (Nor Sor 4 Jor) — the highest and most secure form of land title in Thailand, registered at the Land Department. It is the title type recommended by all reputable Thai property lawyers.
We strongly recommend it — and actively encourage it. Engaging an independent Thai property lawyer for due diligence, title verification, and contract review is standard practice. La Felice welcomes independent legal review and can refer buyers to trusted professionals who specialise in foreign property acquisition in Hua Hin.
Buyers should budget for: transfer fee (2% of registered value, typically shared at La Felice); Specific Business Tax (3.3%) or Stamp Duty (0.5%); withholding tax; and independent legal fees. La Felice provides a full, transparent cost breakdown during the reservation process.
The Villas
Yes. Every La Felice villa is delivered fully furnished and turnkey-ready: custom built-in furniture throughout, quality freestanding furniture, European-grade kitchen with appliances, premium curtains, comprehensive lighting, and professionally landscaped gardens. All included in the purchase price.
All La Felice villas are built with reinforced concrete and steel. European-grade plumbing and electrical systems are installed throughout. Finishes include travertine marble, imported porcelain tiling, Mitsubishi air conditioning in every room, Hafele smart lock systems, and high-grade sanitary ware in all bathrooms. A 5kW solar system is included with every villa.
Yes. Every villa includes its own private swimming pool: 4×8m for Type A, 4×10m for Type B, and 4×12m for Type C. Regular pool maintenance is included in the estate's common area services.
Yes, pets are welcome. Our private villas provide a comfortable and secure environment for animals. Pet owners are expected to follow community guidelines — maintaining cleanliness, preventing disturbances to neighbours, and ensuring pets are well cared for.
No. La Felice is located in an elevated area of Hua Hin, in the foothills of the Hin Lek Fai zone, which provides natural protection against flooding. The development has been planned with engineered drainage and land grading to ensure efficient water management. La Felice has no history of flooding.

La Felice is located in Hin Lek Fai, one of Hua Hin's most desirable residential areas — south of the town centre, close to Black Mountain Golf Course, international restaurants, and boutique shopping, while remaining within 10–15 minutes of Hua Hin beach. Bangkok is approximately 2.5 hours by car.
Yes — Hua Hin is widely regarded as one of the most family-friendly destinations in Thailand. Hua Hin offers comparable luxury at 30–50% lower property prices than equivalent-specification villas in Phuket, with the advantage of being a 2.5-hour drive from Bangkok — no flights required. Unlike island destinations, Hua Hin maintains year-round domestic rental demand, reducing the seasonal dip that affects Phuket and Koh Samui. For permanent or long-stay residents, Hua Hin also provides stronger everyday infrastructure.

Yes. La Felice offers optional property management services covering listing, marketing, guest coordination, professional cleaning, pool and garden maintenance, and minor repairs. Rental is entirely optional — there is no mandatory rental programme and no lock-in of any kind.
