What a pool villa costs in 2026

USD figures are approximate, at about 33 baht to the dollar (2026); rates move. Watch what is included: a villa quoted bare looks cheap until you add a kitchen, furniture, landscaping, a pool and air-conditioning. A turnkey, fully furnished home costs more on paper but is usually better value — and far less stress — than a shell you finish yourself.

Price per square metre

Hua Hin villas average around 40,000 baht per square metre of built area, ranging from roughly 38,000 to 120,000 depending on the area and the quality of the build. For comparison, prime Phuket villas sit closer to 70,000 baht per square metre and above. Lower land and construction costs are a big part of why your money goes further in Hua Hin.

What actually drives the price

Two villas with the same bedroom count can differ by millions. The usual reasons are land size and plot shape; the size of the pool and garden; the quality of the structure and finishes; the location and views; and the density of the community around it. A home in a quiet, low-density community with mountain views is a different product from a near-identical unit packed into a large estate. Always ask what you are really paying for.

Where you buy changes the price

Location is the biggest single lever. Beachfront and central addresses carry a premium, while the west side — Thap Tai and Hin Lek Fai — gives you more home per baht, with new pool villas commonly starting around 12 million. The costs beyond the sticker price

Budget for transfer and registration on top of the price: a freehold transfer carries a 2% transfer fee (often split with the seller), and a registered lease costs about 1.1% to register. Then there are the running costs: a common or estate fee in a managed community, a low annual land and building tax, building insurance, and pool and garden upkeep. None of it is heavy by international standards, but put real numbers against it before you buy.

A new build gives you current design, better energy efficiency, structural warranties and a turnkey home with nothing to fix — though you may wait for construction. A resale can be cheaper and available immediately, but older villas can hide tired finishes and deferred maintenance. Either way, verify the title and have the build quality checked.
